Located at 1375 South Harbor Boulevard in Fullerton, Fullerton Metrocenter is a ±395,703-square-foot, dual-grocery-anchored community retail center spanning over 30 acres in the heart of North Orange County. With exceptional visibility and access from the 91 Freeway, the center draws from a dense residential population and benefits from over 300,000 daily consumers.
In June 2025, Space Investment Partners acquired Fullerton Metrocenter from Kite Realty for $118.5 million. At the time of acquisition, the transaction represented the largest outright sale of a retail asset in Orange County in the past eight years, according to Eastdil Secured.
Space Investment Partners is undertaking a strategic repositioning of the center to elevate its appeal and long-term value:
- Modernization and Refresh: A comprehensive property refresh is underway, including exterior paint, upgraded signage, and landscaping enhancements to improve curb appeal and create a more modern retail environment.
- Targeted Leasing Strategy: Space is implementing a targeted leasing strategy, focused on attracting new food, beverage, and fitness tenants that align with community needs and enhance the existing tenant mix.
- Community Integration: With Fullerton’s growing housing base and strong demographic profile, the center is well-positioned to serve as a retail and lifestyle anchor for the surrounding neighborhoods.
- Long-Term Value Creation: With in-place rents below market and high daily traffic volumes, Space sees strong upside potential through lease-up and operational enhancements.
Built in 1988 and renovated in 2002, Fullerton Metrocenter is ideally situated within a vibrant community known for its proximity to California State University – Fullerton, and its accessibility to key regional corridors. With its scale, location, and revitalization strategy, the center is poised to remain a dominant retail destination for North Orange County.
